I was extremely pleased with Sam, and I highly recommend him to anyone who is looking for a Realtor. Prior to hiring Sam I hired an appraiser, and the value Sam obtained for my house far exceed the appraised value. Sam is an excellent negotiator. He knew exactly when and how to respond to each of the purchaser’s concerns and counter offers. Sam sold the house for a much higher price than I had expected to get. I recommend Sam for much more than just the high sales price he obtained for my home. Sam is a very hard worker. He was always available even long after working hours had ended. He handled all matters promptly and efficiently. Sam always figures out what to do when a problem arises - even when the problem doesn’t directly involve real estate. For example, when Sam heard that I was considering transferring my mother to a new nursing home, he prepared a folder with information about various nursing homes near my residence. He also shared the experiences he had with his own mother and offered advice. When I told Sam that I wanted to sell a car as well as the house, he directed me to a website where I could place an advertisement and located a body shop that agreed to fix some blemishes on the car at an affordable price. From time to time when I needed someone to work at the house, Sam was always able to locate someone to do the job at a reasonable price. Sam handled every situation in a professional and competent manner. After the buyer’s inspector discovered significant problems with the house, Sam was able convince the purchasers not to back out of the deal. Sam also made insightful suggestions that helped sell the house. When at first it appeared that the house was not going to sell right away, Sam recommended removing the carpets to expose the hardwood floor underneath. The family room was very dark so Sam recommended having the walls painted white and sanding the dark stain off the hardwood floor. Sam found inexpensive labor to make these changes. Sam’s suggestions made such a striking difference that the house sold almost immediately thereafter. In addition, Sam helped me with things above and beyond his duties as a Realtor. For example, he helped me sell a car. He took the car to the carwash; regularly started the car so the battery would not die, and took potential purchasers on test-drives. He did all of this at no additional charge. I was living in another state during the sale of the house, so I was especially concerned about finding the right person for the job. Sam was an excellent choice. He kept me informed every step of the way. When he called he thoroughly explained everything and always kept me updated. Our conversations were never rushed and he was never short on the phone. I highly recommend Sam Khan. If something breaks, Sam knows how to fix it. If something goes wrong, Sam knows how to straighten things out. Sam never says, “it can’t be done.” He is a man of action not empty words. Sam Khan is not your ordinary realtor. My husband and I first met Sam in the spring of 2002. At the time, we were living in Wheaton and we were not sure where we wanted to move to and when. We simply wanted to explore our options and we made that clear to Sam. Rather than neglecting our showing requests Sam treated us the same way he would a serious buyer. He spent time searching properties and preparing data in advance for us so we wouldn’t waste our time looking at houses we wouldn’t like. It was such contrast compared to the Cobb family of realtors. When we called Cobb family to inquire about a property on Honest Pleasures street in Naperville, they didn’t bother to set up an appointment with us after we told them we weren’t sure when we would be moving. After 6 months of looking, we finally found the house we wanted. When we decided to sign a contract, Sam was visiting family in New Mexico. He was able to squeeze time out of his busy schedule to send the contract to the seller. We ended up moving to the new house before we sold the one we were living in. Because it was in the winter, it took a while for us to sell the house. In the meantime our house still needed to be maintained and some repairs needed to be made. Since both my husband and I have full-time jobs, Sam was there when we needed him. He treated that house as if it were his own and paid vendors for their services on our behalf. He also provided us with a lot of information on our move, including which movers are reputable and information on garage sales. The thing impressed us most about Sam is his knowledge and professionalism and that he is a very personable individual. He doesn’t treat his clients as just customers; he treats them like family. I’ve had trouble raising a teenage daughter and Sam was there to help, whether it was just lending an ear or providing information on counselors. Even our children started treating Sam as part of our family after meeting him a few times. Sam recently dropped by and played a game of ping-pong with my husband. We have been extremely pleased with Sam, as a realtor and as a friend. We would choose Sam again as our realtor in a heartbeat, should the situation ever arise. It leaves little time for researching and planning huge investments such as a home. Sam Khan assisted us with the purchase our third home. When we met Sam, we were not in a hurry to move. The e-mail listings he sent us allowed us to look over homes privately on our computer. We were so impressed with his computer expertise since some of the other realtors we knew did not even have e-mail. He kept us informed of the market conditions with his e-mails for nearly one year. He has lots of patience, he educated us in all aspects of the purchase and sale. Once we found the home we wanted, Sam met with us at our convenience, which was sometimes as late as 10pm. I seemed to get anxious about the moving process and often express this to Sam with many phones calls. His reply was “Don’t worry Renee, I will take care of it.” He sure did! Our home sold in less than two weeks. The home we bought was involved with a relocation company. Sam worked with the attorney and other realtor to amend part of that complex contract for us. We are so fortunate to work with Sam. We invited Sam to our house-warming event. With our approval, he brought a clown for the kids! They loved it. The relationship we built with Sam is both business and friendship based. We are practically a family after this experience. Our next move or purchase will definitely be with Sam. When my entire family came up to select a home, we were all impressed with how much you remembered about us. I always imagined that once I bought a house, the job of my realtor was at an end. Since we closed on our house, however, you have been a tremendous help in getting us settled. | We moved from Dallas, Texas in April to Naperville. We were looking for a rental home before we committed to an area to buy.
My husband and I worked for a while with a relocation person from his business but were not satisfied at all with the homes she showed us. We have 3 small children and had made it very clear that we didn't want to be on a busy street and we wanted to be near good schools. She showed us the complete opposite of what we had asked for! After a while, we gave up and wandered around trying to find houses ourselves, which is always frustrating in a new town. In our aimless wandering we pulled into a ERA Naper Realty office and BOY was that the best decision we could have made! We were introduced to Sam Khan, who tucked us under his wing and took care of us. Frankly I was in tears when we walked in to his office and he helped put things back on even ground again. I honestly expected him to hand us a business card and have us make an appointment. NOPE! He stopped what he was doing and helped us on the spot. He found some places for us to look at and we found a wonderful home! Not only did he find us a home but he gave us immediate information about the area and made himself available to answer any questions we had at any time. And believe me, over the last few months I have had a few and asked him. The amazing thing is, he probably made very little money from the transaction, we were only after a rental, but he treated us like we were buying a million dollar home. I feel that people in his field that treat renters as "no profit" customers do themselves a big disfavor.
